What is a multiple building project?
A multiple building project is a fully developed design, where solutions are oriented to the majority needs. The main advantage of a multiple building project is the cost, since it can be lower up to several times in comparison to custom home design. It is also very attracting due to opportunity to quickly order the project (takes 5 working days) and start construction works. After you order a multiple building project you know at once how your future house will look like, whereas you will never know what the final version of your custom project will be. Multiple house plans are often rational, without special structural solutions. This is the optimal solution for families that are not willing to devote much time and money to design their custom house.
I want some modifications in the house plan. How much will it cost?
This is a great question. Since each plan is different and each modification request is unique, it is hard to give a price. When you open a project you want to adjust click on the icon “Make changes to the draft” which is near to floor plans. There you can draw new walls, delete old redundant ones, draw windows or doors, and make other desired changes. There you will also be able to describe all your thoughts. Then click “Send”. All the changes will be received by our experts. They will evaluate your needs, identify the price for changes and contact you.
You can also use other programs (Paint, Photoshop, etc.). The most important is that our professionals understand what your desired changes are.
Can I make minor changes to the design and not have to change the house plan drawings?
Minor changes can be made at your own discretion during construction. Those changes can be done by your builder without modifying your plan at all. Changing door location, changing interior walls, eliminating or changing windows, reconfiguring a kitchen - these are things that can be easily modified without changing the house plan, as those changes are not complex.
How could I find a house in my area that would be built according to my favorite home design from your website?
Unfortunately, we can not disclose that information for privacy reasons. We have some pictures of our houses. If they are available, they will be posted on our website.
Project delivery
Most of our projects are delivered within 5-8 working days from receipt of the order. Project delivery is free of charge. The project can be sent by registered mail, courier service or you can come to take your project from our office at Vasario 16-osios str. 44 Siauliai.
If I find my favorite project, how do I order it?
If you have already made a decision to order our project, this can be done in two ways. The easiest and most convenient way is to click on your favorite design; the pop-up window will occur, click “Order” and follow the purchase instructions.

What is a mirror reverse?
These plans are useful when the house would fit your site better if all the rooms were on the opposite side than shown. They are simply a mirror image of the original drawings. If you want to see how the facades and plans in mirror reverse mode will look like, click a button “Mirror reverse” near each project plan.
Mirror reverse mode adds no extra cost.
What's the right plan for you?
Many of the homes you see may appear to be just what you’re looking for. But are they? One way to find out is to carefully analyze your needs. This is an important first step.
First, ask yourself a series of lifestyle questions. Are you single or married? Do you have small children or will you in the future? If so, will each child require a separate bedroom or will they share rooms? How many bathrooms are necessary to adequately fulfill the day-to-day needs of the family? Do you have parents who may be living with you in the future? Do out-of-town visitors often stay overnight? Do you frequently work at home? How often do you entertain? Do you require separate formal and informal spaces for different occasions? The answers to these questions may indicate the floor plan that best suits the way you live.
For example, answers to the first few questions help determine the number of bedrooms and bathrooms you need, perhaps the most important element of a floor plan. If you have elderly parents or frequently host overnight guests, you may want to consider a floor plan with a separate guest suite that includes a private bath or private access to a full bath.
Answering the question about how often you work at home can determine whether a plan with a designated home office, study or quiet computer alcove is a smart investment. Answers to questions about how you entertain can help you decide what types of common rooms you’ll need. If you enjoy entertaining on a grand scale, you may want a set of formal rooms (formal living and dining rooms or a library, for instance) that provides the space and the proper atmosphere for such occasions.
If your entertaining habits are more casual, you may opt for a large family room adjoining an open kitchen, instead. Many people today choose plans that feature a central Great Room, the character of which can change to suit your entertaining mood, from formal to casual.
Next, ask yourself what kinds of activities you enjoy. Are you an indoor or outdoor person? If you prefer spending time inside, choose a plan with features that enhance your leisure time: a fireplace, space for media equipment, a hobby room or a studio, or a gourmet kitchen. If you can’t resist the call of the great outdoors, consider a plan with an open porch, a screened porch, a deck, a terrace or some other space that functions as an outdoor living room. Does the plan allow enough lawn area for children to use for outdoor games and sports? If gardening is your passion, consider the benefits of a plan featuring a mudroom in close proximity to the utility room and a half-bath, perhaps. Or choose a floor plan that offers multiple outdoor views overlooking your handiwork.
Deciding what you want in your dream home, where you want it, and how you want it to look is thought provoking and time consuming, but careful planning and thought will have a great return on investment when it comes to you and your family’s happiness.

Is it possible to build a house more than once?
You are licensed to build a single home from the plans. Building more than one home from the plans is an infringement of the designer's copyright. Therefore, if you would like to build a house more than once, you are required to purchase another full set of blueprints. If you buy more than one set (counting from the second one), you will be granted with a discount.
What is included in the composition of the project?
The project contains architectural - structural components (foundation plan, foundation sections, foundation details, floor plans for masonry works, floor plans for architecture, building facades, lintels, lintel specifications and sections, span plan, roof design, roof plan, building sections, statement for doors and windows, parts and components, explanatory notes, technical specifications, quantities of basic materials needed for house construction, realistic visualization of a building. All our projects are covered by Civil Designers Insurance.
